HVAC Maintenance Plans in Fairfield
A maintenance plan puts your heating and cooling on a steady schedule: a cooling check before summer, a heating check before the first hard frost, and a written note on what we found each time. You stop guessing about your system's condition.
What a maintenance plan does for your system
Furnaces, air conditioners and heat pumps wear slowly. A flame sensor gathers residue, a capacitor weakens, a condenser coil packs with dust and cottonwood. None of it shows until the day the system quits. A plan gets a technician in front of your equipment twice a year so that wear is found while it is still a small, scheduled fix.
Pricing begins at $14.99 a month. For that, your seasonal tune-ups are covered, repairs cost you less, and your calls go near the top of our schedule. We time the visits to the seasons here, so cooling is looked at in spring and heating in fall, before either system has to work hard.
A plan suits most homes with equipment past its first couple of years. It also helps on newer systems, where documented care keeps the paperwork in order.

What each plan includes
- 01
Spring cooling tune-up
We wash the outdoor coil so it can shed heat properly, take refrigerant readings, and test the electrical parts that start the compressor, including the capacitor and contactor. We also flush the condensate drain so it stays clear through the first humid stretch.
- 02
Fall heating tune-up
We inspect the burners, clean the flame sensor, check ignition and look over the heat exchanger for cracks. Every gas or propane furnace gets a carbon monoxide check at the vents and around the appliance.
- 03
Heat pump and mini-split care
Heat pumps run in both seasons, so we check the reversing valve and watch a defrost cycle. On ductless mini-splits we clean the indoor head filters and coil.
- 04
Filter check and airflow reading
We check your filter, replace it if needed and measure temperature rise or drop across the system. A poor reading points us to the cause before it strains the blower.
- 05
Repair discounts and priority scheduling
Plan members get a discount on repairs and move up the schedule when they call. You still get a written quote before any work begins.
- 06
Written notes after every visit
You get a short record of readings, parts that are wearing and anything we suggest watching. Nothing is replaced on the spot without your yes.
Questions about Maintenance Plans?
Call(509) 707-8588Signs your system is due for regular care
No tune-up in over a year
If you cannot remember the last service, the coils and burners have been collecting dirt since then. That is the most common reason a system fails in the first cold week.
Heating bills creeping up
A rising Avista bill with no change in how you use your home often means the equipment is working harder for the same comfort. Dirty coils and weak parts are usual causes.
Short cycling or uneven rooms
A furnace that starts and stops every few minutes, or an upstairs that never cools, can be a sensor, a filter or a refrigerant issue. Each is easier to catch on a routine visit.
A long smoke or dust season
Wildfire smoke and summer dust load filters and outdoor coils fast. After a heavy season, a cleaning restores airflow.
Equipment past ten years
Older systems benefit most from a regular look. We can tell you honestly which parts are near the end and which still have years left.
How a plan visit runs
- 1
Call for a free quote
Tell us what you have: furnace, AC, heat pump, mini-split or a mix. We explain the plan and quote it by phone, free.
- 2
We set your seasonal visits
We book spring and fall visits at times that suit you and call ahead before each one.
- 3
Careful work on the day
We lay down floor protection, shut power off safely and work through the checklist for each system. Most visits take an hour or two, depending on how many units you have.
- 4
Notes and a clear next step
Before we leave, we walk you through the readings. If something needs repair, you get a written quote first and decide in your own time.
What shapes your plan cost
Plans start at a set monthly rate, and the final number depends on what is in your home and how hard it is to reach. We quote it plainly by phone, with nothing added later.
- Number of systems
- A single furnace and AC is the simplest plan. A second zone, a heat pump or several mini-split heads add time to each visit.
- Type of equipment
- Heat pumps and dual-fuel setups need checks in both modes. Propane and oil furnaces have their own burner and venting steps.
- Access to the equipment
- Furnaces in tight crawlspaces or attics take longer to service safely than one in an open basement or garage.
- Age and condition
- Older equipment often needs more cleaning and closer attention on the first visit. Later visits usually go faster.
Maintenance plan questions
Does the plan pay for repairs?
The plan covers the tune-ups and gives you a discount on repairs, not free repairs. Any repair comes with a written quote before work begins. If we charge a diagnostic fee, it is credited toward the repair.
What if my system breaks between visits?
Phone us whenever it happens, day or night. Our emergency HVAC repair runs 24/7, and a late-night or weekend breakdown costs you nothing extra, since we charge no emergency or after-hours fees. Plan members also get priority scheduling.
Do I need to be home for the visit?
For furnace and indoor work, yes, or someone who can let us in. Outdoor condenser work can sometimes start before you get home, and we review the results with you afterward.
Is a plan worth it on a new system?
Often, yes. Many manufacturers expect regular professional maintenance, and a plan keeps a dated record of every visit. Early care also keeps a new system running at the efficiency you paid for.
Can you maintain heat pumps and mini-splits?
Yes. We service heat pumps and ductless mini-splits along with furnaces and central AC, and adjust the checklist to each one.
